Plans, schedules, coordinates and assigns all work requirements associated with corrective maintenance and maintenance project work orders to ensure the proper operation and maintenance of all buildings and ground functions.
*? Plans, schedules and coordinates both internal and external resources in maintenance of company buildings and grounds within an approved budget and timeline.
*? Ensures that plant facilities remain operational; coordinates the regular maintenance of all utilities, heating, ventilating and air conditioning systems.
*? Actively participates as a member of the appropriate management team(s), assisting with the development and realization of strategic plans, budgets, goals and outcomes.
*? Exercises authority in hiring, training, career development, performance appraisal, salary adjustments, promotion, discipline, health, safety and the general employee relations of direct reports.
*? Responsible for janitorial functions, lawn and landscaping maintenance, snow and trash removal, painting, and other minor repairs and services.
*? Procures and maintains certificates on boilers and compressors.
*? Develops and implements schedules and procedures for safety inspections, ongoing maintenance and preventative maintenance programs.
*? Advises on the hiring of external contractors to perform maintenance and repair services.
*? Coordinates the regular service and repair of maintenance vehicles.
*? Processes purchase orders for all maintenance equipment and supplies.
*? Carries out special projects as assigned.
*? The first full three months of this position will be applied for direct management of facility items for the newly established Rolls-Royce Commercial Engine Line.
*? Those key areas being supported through this interim period would include, but not be limited to floor coating completion, clean line modification, water treatment installation, overhead lighting and hoist completion.
*? Thorough knowledge of methods, practices and techniques of maintaining buildings and facilities.
*? Thorough knowledge of equipment, tools and materials used in building maintenance.
*? Working knowledge of national and local fire, building, plumbing and electrical codes.
*? Good planning, organizational, leadership, interpersonal, analytical, decision making, oral and written communication skills.
*? Ability to read, understand and interpret blueprints.
*? Working knowledge of Microsoft Office (Word, Excel, Access, Outlook).
*?Qualified tradesperson in a related discipline and several years of building maintenance experience; or equivalent.
