Job Purpose

 

Efficiently and proactively manage the Luton property portfolio ensuring that the buildings and facilities meet the needs of our customers, suppliers and employees. You will be responsible for the management of buildings, tenant leases, services and support of the core business.

 

 

Main Responsibilities

 

  • Manage all property assets with Luton and the surrounding area

  • Liaise with internal and external customers/suppliers ensuring best value, highest standards and safety remain our top priority.

  • Work with the H&S manager to ensure PTW and RAMS are in place and adhered to.

  • Work with the Area Director on business cases and forthcoming budgets.  Ensure that set budgets are adhered to

  • Proactively alert to and initiator of workstreams for opportunities to improve utilisation, procurement and income optimisation from the wide variety of aspects of the property portfolio

  • Carry out and record compliance inspections on facilities with the Luton property portfolio

  • Develop a real estate portfolio for Luton and manage contracts/tenant leases and negotiate with suppliers, including managing tenders when required

  • Be an active member of the BCM Plan

  • Manage small projects relating to the Luton facility portfolio

  • Manage all contractors working on Luton facilities

  • Promote safe practices within the Luton team and visitors to site          

  • Promote and encourage waste reduction and recycling

  • Ensure all facilities and contractors are compliant with Health, Safety and environmental regulations

  • Make sure the FBO remains compliant with all fire, electrical, gas and water regulations and that these are documented and logged to ensure we remain compliant with all legislative and local regulations 

  • Be adaptable to the need of the business   

  • Submitting Near Miss Reports and reporting of hazard observations.

  • Reporting any incidents and providing reports as required.

  • To ensure excellent Health and Safety performance is attained at all times according to internal policy to achieve Zero incidents and accidents.

  • Work positively and support Health and Safety department in creating a positive safety culture.

  • Good working knowledge of the Company Safety Management System and responsibility for safety culture within the facilities department.

  • Responsible for creating a health and safety conscious environment within the department.

  • Ensuring all direct reports understand and are fully trained on all areas of health and safety as dictated by the Health and Safety Advisor.

     

     

Knowledge, Skills and Experience Required: 

 

  • Minimum of 3 years management experience in facilities management

  • Familiarisation with the airport environment is desirable or within a highly controlled environment

  • Excellent general knowledge of FM – Administration/comprehensive knowledge in Building Fabric /Mechanical & Electrical services/Health & Safety/Finance/Disaster Management

  • Comfortable reviewing standard legal documents such as Tenancy at Will contracts

  • Experience in creating business cases and managing projects (working through risks, mitigations, opportunities, project milestones and timelines etc)

  • BIFM level 4 accredited or similar

  • Excellent IT skills including Microsoft Excel.  Experience using property management software would be beneficial

  • H&S IOSH or NEBOSH qualified

  • JLG license desired

  • Fork lift license desired

  • An understanding in-depth knowledge of Building maintenance and facilities legislation

  • Strong manager and Team Player

  • Takes ownership of deliverables and sees them through to completion

  • Full Clean Driving Licence

  • Flexibility as the business requires and the drive to manage change

  • A collaborative individual who is well networked.

  • Able to influence at all levels in the organisation. 

  • Excellent time management and prioritising skills.

  • Proactive and a keen problem solver.
